I have a 1 yr. lease on a fairly new home with 2 other people on the lease with me. We are in the 8th month now and we all have plans to end it after the year is up.

Last week, and just today, we received in the mail a notice titled "Notice of HUD Rights" from a company called National Foreclosure Relief based in NV (addressed to the landlord/homeowner). At first, I thought this was some type of solicitation and threw the first one away. It states that the notice is not an attempt to collect a debt but that the time to enter into a repayment plan is running out.

On the back is states:
"As of Jan. 19, 2001, the US. Department of Urban Development mandated that all borrowers who had loans governed by their loss mitigation guidelines be informed as to their rights to repayment programs."...

The Homeowners have other properties they manage/lease aside from working in separate professions. I am almost certain that if a foreclosure is of concern then they would know about it.

My question is that if there is a foreclosure, do they have to give us a month notice or can they simply tell us to leave at any time? The agency would not tell me anything but instead tried to get me to go to a website and pay 29.95 to get information from 'legal experts' who could tell me what my options were. It all sounds like a gimmick to me. Can anyone clarify this for us?

Loan modification mailers work for several reasons. The most obvious reason is that you can reach so many more homeowners with loan modification postcards than any other medium. This is due to the fact that fresh data comes in every week and you can target the homeowners who need help. It is also due to the fact that most homeowners are on the Do Not Call list, which makes it impossible to call them unless you want to risk getting fined. This is not a good idea!

By gathering specific data, it is easy to target homeowners who need help. Typical filters include: homeowners who are 30,60 and 90 days late, in subprime loans, bought the home in the last 6 years and have a LTV ration of atleast 95%. This ensures you will reach your target prospects.

What kind of response rate should I expect? Well, this can vary with the style of mailer and the data used, but it is safe to expect a response rate of 1 to 4%. This means that if you send out 5000 direct mail pieces, you can expect 50 to 200 inbound calls. Hopefully the latter!

When you catch a homeonwer who is just becoming late on their mortgage or has missed a couple payments already, they are usually more apt to call in. They need help and your mailer is a sign of hope. If it hits at the right time, you should get a call. Repetition is also the key. If someone gets the same mailer twice and didn't call the first time, maybe they will recognize it and say "hey, I was going to call these people" and dial your phone number.

Remember, if you do send out 5000 mailers, you should have a few people to answer the phones. Most people who call in from mailers do not leave messages, so it is good to answer those phones right away and not risk an answering machine taking the call. You spent good money on those mailers, don't let the inbound call ins go to waste!
